GCP will seek to grow its Fund II portfolio through acquisition and investment in industrial properties located in high-growth Southeastern and Sunbelt markets. Acquisition strategy will focus on highly functional, Class A and B bulk distribution and light manufacturing warehouses.
Industrial Property Investment Criteria
- High-growth Southeastern and Sunbelt markets
- Proximate to key logistics infrastructure
- Leading submarkets characterized by strong fundamentals and higher barriers to entry
- 100,000+ square feet
- Highly Functional (24+ foot clear height, ample truck court, and minimal office)
- Will consider stable, value-add or opportunistic properties
