Our property management division oversees the day-to-day operations and management of more than 11 million square feet of industrial, office, medical and retail properties. GCP Management Services offers all of the following and more to not only our investors but also our third-party clients:
- Manage the day-to-day operations and maintenance of properties, including all after-hours issues.
- Oversee all tenant service requests that come in through a proprietary real-time, web-based work-order management system.
- Ensure all property expenses and invoices are reviewed, properly coded and submitted to the accounting department for prompt payment.
- Managers perform regular inspections of buildings, and each manager documents his or her findings in written reports that are archived for future reference.
- Oversee all tenant improvement and capital improvement projects.
- Obtain competitive bids/pricing for operations and maintenance needs (such as electrical, HVAC, pressure-washing, etc.).
- Prepare and distribute monthly financial and property management reports.
