GCP and BCA announce the sale of ITC-8601 Transport, LLC, an industrial asset located in Orlando, through their programmatic investment platform. The Class A distribution property features two buildings totaling 142,536 square feet. GCP arranged the sale on behalf of the platform.
Graham Capital, LLC, a Birmingham-based industrial real estate investment firm, purchased the assets for $21,000,000. Located at 8601 and 8617 Transport Drive, the properties are in the International Corporate Park at Beachline, in Orlando’s highly sought-after Southeast Orange industrial submarket. Both buildings are currently occupied by Kratos Defense & Security, a defense contractor and provider of mission-critical products, solutions, and services primarily for the United States Government.
The International Corporate Park location allows seamless access along the Beachline Expressway, connecting a highly educated workforce to top-tier research facilities across infill Orlando and the Space Coast. The buildings feature 24’ clear height, 50 total dock doors, and the potential for expansion.
The industrial real estate market in Orlando and across the United States is in the longest period of expansion (positive net absorption) on record. Since 2020, the Orlando Industrial Market has generated 21.4 MSF of positive net absorption and delivered 23.9 MSF, a ratio of 0.89 SF absorbed per 1.0 SF delivered. In the same timeframe, the Southeast Orange submarket recorded 8.8 MSF of positive net absorption and delivered 8.0 MSF, for a ratio of 1.1 SF absorbed per 1.0 SF delivered.
