983,791-SF Class A Distribution Center Added to Portfolio
Highline Real Estate Partners (Highline), a diversified real estate investment firm, and Growth Capital Partners (GCP), a private real estate investment and operating firm, today announced that their programmatic investment platform has closed on the acquisition of Georgia International Commerce Centre – Building 2 (GICC), a 983,791-square-foot, Class A+ distribution facility in Ellabell, Ga., just west of Savannah.
Built in 2023 and institutionally maintained, GICC is a state-of-the-art cross-dock facility on a 52.22-acre site at 110 Commerce Parkway, featuring 40-foot clear heights and 228 dock-high doors. The property sits within the Savannah MSA’s Hyundai Micro Market, less than three miles from Hyundai’s $7.6 billion Metaplant America, the largest economic development project in Georgia’s history. With direct access to the I-16/U.S. 80/280 interchange, it offers strong distribution reach from Savannah to Atlanta and other key U.S. markets.
GCP arranged the purchase on behalf of Highline’s platform.
This acquisition increases the Highline/GCP industrial portfolio to nine properties totaling 4.4 million square feet and brings Highline’s overall industrial portfolio to 11 properties totaling 5.2 million square feet. GICC increases GCP’s overall managed portfolio to 13.3 million square feet.
